Remove existing site structures and develop the +/- 1.09 acre site with four detached duplexes and three detached single-family dwellings with parking spaces accessed off of a shared, common private driveway. A 35' setback to centerline of Hopper Creek shall be provided per the Creekside Overlay requirements. The majority of site trees shall be retained and enhanced with additional plantings.
