Document Description
The General Plan amendment would include changing the land use designation of four (4) parcels, totaling 40.9 acres, within the project area from Agricultural to "Le grand SUDP Low Density Residential" and changing the land use designation of five (5) parcels, totaling 20.4 acres, within the project area from Residential Reserve to Low Density Residential. The rezone would include changing the zoning designation of five (5) parcels, totaling 45.7 acres, and a portion of a sixth parcel (approximately 6.55 acres), from A-1 (General Agricultural) to R-1 (Single-Family residential) and changing the zoning designation of three (3) parcels totaling 2.5 acres and a portion of a fourth parcel (approximately 6.55 acres) from R-2 (Two-family Residential) to R-1 (Single-Family Residential). Approval of the proposed 289 +/- lot tentative subdivision map (287 residential lots, a storm water detention basin lot and a park/domestic water well lot) would be predicated on approval of the described general plan, zone change, and SUDP boundary amendments. The proposed project would enable construction of approximately 287 new single-family homes addressing projected housing demand in southeastern Merced County.
