Document Description
The project includes: a General Plan Amendment to change the site's General Plan Land Use designation from Very Low Density Residential (VLDR) and Mountainous (M) to Low Density Residential (LDR) and approval of Specific Plan No. 2006-01. The Canyon Hills Estates Specific Plan divides the project site into three basic land use categories: Residential, Public Park and Open Space. The Residential category has two subcategories: Single Family Residential-1 (SF-1) and Single Family Residential-2 (SF-2). A total of 302 residences are proposed and approximately 149.9 acres, or more than 60% of the project site has been devoted to open space. The approved project also included Tentative Tract Map No. 34249, which permitted a subdivision of the project site into 302 single-family detached residential lots, 12 lettered lots for open space, 2 lettered lots for water tank sites and one lettered lot for a public park.
