Document Description
Approval of Vesting Tentative Tract Map No. 65562 to permit a mixed-use development consisting of approximately 402 residential condominium units and 1 commercial condominium containing approximately 4,728 square-feet of floor area with a total gross floor area of 522,310 square-feet. The applicant is requesting permission to deviate from the number of parking spaces defined in the Advisory Agency policy memo AA-2000-1 (2.25 spaces per condominium unit). The project proposed to provide 1.75 parking spaces per dwelling unit. Pursuant to the Specific Plan, the Applicant requests approval of a Project Permit Compliance review, an exception from Section 8.D.2(a) for approval to permit approximately 43,886 square-feet of open space, in lieu of the 45,550 square-feet required by the Specific Plan; an exception from Appendix D Section 2 to provide approximately 52 trees on the site and approximately 350 trees off-site or pay a per tree in-lieu fee to the Bureau of Engineer Street Tree Division; an exception from Section 11.C.2.a.2 to allow affordable units to be provided off-site within the CCWSP area; a variance from L.A.M.C. Section 12.21.C.6, to eliminate the load dock requirement; from L.A.M.C. 12.21 A 5 (b), to permit parking stall bay widths ranging between 59'-8" and 59'-1" for the parking located i the existing parking structure (a total decrease of 2'-4"); an adjustment from L.A.M.C. Section 12.16 C 2 to allow a zero rear yard to accommodate project's existing parking structure which is built to the property line; Site Plan Review Findings pursuant to L.A.M.C. Section 16.05; and approval of a Haul Route.
