Undeveloped lot surrounded by low-density single-family residential neighborhood. The site occupies the north and northeast facing hillslopes of Humboldt Hill. Most of the area is vegetated with shrubs, spruce trees of variable ages, and grasses. Approximately 3.5 acres is located within the coastal zone. The site is north of the Buhne Point Subdivision, Parkwood Subdivision and the Ocean Spruces Phases I, II, and II Subdivisions. Proposed development will be identical in nature to the existing neighborhood surroundings. GP: Urban Reserve/Residential Estates; Residential Low Density (RV/RE-HBAP;RL-ECP). HBAP-Humboldt Bay Area Plan. ECP-Eureka Community Plan. Densities: RE: 0 to 2 units per acre. RV: 0 to 1 unit per acre. RL: 1 to 6 units per acre. Z: Residential Single Family specifying a minimum lot size of 20,000 square feet in addition to the Coastal Wetlands combining zone (RS-20;RS-20/W) and Residential One Family in addition to the Greenway and Open Space combining zone (RS-20;R-1*/GO).
Document Description
A Major Subdivision to divide 14 acres into 15 residential lots. The subdivision utilizes Lot Size Modification, with a lot size range of 9,250 square feet to 32,600 square feet with the exception of Lot 30 of 4.8 acres. The project will be phased: Phase One includes construction of lots 19 through 30 and Phase Two, Lots 31 through 33. A Coastal Development Permit for subdivision and residential construction for both phases. The project requires a Special Permit for an exception to lot width to depth ratio, and requires an exception to lot frontage requirements and road with standards to allow for flag lot configuration and in order to optimize subdivision design consistent with the planned density.
