King Ventures proposes to develop a 342-room coastal report on the 26.46-acre site located west on SR 1 in Sand City. The first phase of the project is a 139-room hotel on a 7.90-acre parcel, known as the Sterling/Calabrese property, located on the north side of Tioga Avenue. Phase ll of the project is a coastal resort on the 16.25-acre McDonald property consisting of 203 visitor rooms, a restaurant with banquet facilities, a Tapas Bar restaurant, a bakery, a wine center, a deli juice bar, conference and meeting facilities, a health/wellness spa center, parking, and other ancillary and related improvements. Primary access for Phase l of the project would be from Tioga Avenue. Access to the Phase ll development of the McDonald property, as well as secondary access to the entire site, would be provided from Playa Avenue and a proposed extension of Sand Dunes Drive.
