Document Description
The project applicant proposes to subdivide the property for the future development of single-family detached residential units as well as high-density residential units. At buildout, the project would construct 58 single-family dwelling units and up to a maximum of 32 high-density residential units based on a maximum density of 20 units per acre. The average housing density for single-family units would be approximately 3.5 units per gross acre, which conforms to the maximum density standard of 6.0 units per acre for the R-1 designation under the Zoning Ordinance, and the density range of the Residential Medium-Density land use designation.
