Application for a Tentative Tract Map to construct 10 attached two-story condominium units. The 10 condominiums would range in size from 1,488 sf to 2,070 sf and will be constructed over subterranean parking. A total of 23 parking spaces including 3 guest parking spaces would be provided on site. A driveway providing ingress/egress on to Mira Vista Avenue is proposed. An Oak Tree Permit was previously approved for the removal of the existing three oak trees on the subject property (OTP 03-173 approved 01/24/2004). All other existing improvements onsite including three structures will be demolished prior to the new construction. An estimated 3,585 cubic yards of grading is proposed on site; approximately 620 cubic yards will be balanced on site and the remaining 2,965 cubic yards will be exported off site.
