Document Description
The proposed project includes the development of a new community with residential, commercial, and recreational land uses. The proposed mixed-use project is primarily residential and includes the development of 11 private gated communities with 1,033 private gated residences and 301 non-gated residences. The project includes the development of approximately 1,214 single-family residential lots on approximately 521.26 acres, approximately 120 multi-family dwelling units on approximately 28.18 acres, and approximately 65,000 square feet of general commercial on approximately 8.15 acres. The project also includes a private recreational center on 5.2 acres near the center of the project site and north of the proposed commercial area. In addition to this center, three areas are proposed for parks totaling 17.33 gross acres (12.97 net useable acres). The project plan includes 9.66 miles of public trails and 1.43 miles of Class I bike paths, totaling approximately 11.09 miles. Approximately 284.41 acres will be retained as open space while approximately 42 acres will be maintained as common areas. The proposed project requires a General Plan Land Use Element Amendment, General Plan Circulation Element Amendment, Northeast Bakersfield Specific Parks and Trails Plan Amendment, Zone Change, Parcel Maps, and Consolidated Maintenance District.
