Document Description
Zone Change 06-1651 and a Related Development Agreement: A Zone Change and Development Agreement for a proposed mixed-use project. The proposed project would involve a Zone Change from C-2 (General Commercial) to MUZ (Mixed-Use). In addition, pursuant to the provisions of the Mixed-Use Zone, a Development Agreement will be considered for the proposed development, which consists of approximately 32,000 square feet of retail space, 65,600 square feet of "specialty" retail space, of which 11,700 square feet would be devoted to food court uses, 19,000 square feet of quality restaurant space, an 8,000 square foot banquet hall, for a total commercial square footage of 124,600 square feet. In addition, the mixed-use development would have 58 one-bedroom residential units. The project will have a total of 792 parking spaces, 659 of which will be located in a multi-leveled, 51-foot high, parking structure situated at the northeast corner of the subject property.
