Modification to the Conditions of Approval regarding the following: reducing the on-site road width and allow for a rolled curb and gutter, modifying the approach for tree mitigation to allow for payment of fees rather than on-site replanting, allowing for the installation of a project entry gate, modification of the setbacks for lots adjoining an off-site pond, and a revision to mitigation for impacts to the 100-year flood plain of the Dry Creek tributary on site. Modification of Subdivision to shift the boundary lines of Lots 16 and 17 due to new floodplain data, lot line adjustments to accommodate the construction of the project entry gate, boundary lines of Lots 10 through 15 would be modified to create parcel size continuity, the realignment of the multi-purpose trail and removal of the previously required Emergency Vehicle Access.
