The proposed project is a City=initiated development incentive program to encourage new development and revitalization Mixed-Use Overlay District as part of an overall vision to allow mixed-use development in Westside Costa Mesa, as directed by City Council. No additional traffic generation is proposed with the Mixed-Use Overlay District, as the traffic intensities of the base zoning district pursuant to the General Plan would apply to proposed development.
