The map proposes the creation of 7 parcels for single-family residential development with an average lot size of 11,932 square feet (net); and parcel sizes ranging from 9,662 to 16,564 square feet (net). A planned development permit application has also been submitted to allow clustering of lots away from steep embankment, resulting in lot sizes less than the 20,000 square foot minimum lot size normally required by the RS-20 district. The planned development permit would also allow a 5 foot reduction in interior side yard setbacks, from 10 feet to 5 feet.
