The parcel makes up most of the "downtown" area of the Town of Bridgeville. The Van Duzen River flows through the eastern portion between this parcel and State Highway 36. There are only 30-50 inhabitants these days in the metropolitan area.
GP: Rural Community Center (RCC). Density: 1 du/2.5 ac with no services or 1 du/ac with community water and sewer. Urban development standards should apply when public water or sewer services are extended. "Framework Plan" (FRWK). Slope Stability: High and low instability.
Z: Unclassified specifying a minimum parcel size of 6,000 sf (U); Agriculture Exclusive specifying a minimum parcel size of 160 acres (A-E-B-5(160)).
Document Description
The redevelopment of a portion of the town of Bridgeville into a private retreat center. New construction will include +/- 16 platform tent cabins, 4 bunkhouses, 4 renovated cabins, a comfort station, a +/- 3,500 sf kitchen/dining facility, etc. The total number of people that the retreat center and associated facilities will be able to service at any given time will be +/- 80 with +/- 12 employees. Many of the existing structures are within the Streamside Management Area (SMA) of the Van Duzen River. A Biological Report has been prepared and referred to Redding Dept. of Fish & Game. The Center will operate at full levels spring-fall, with more limited use during the winter months. When retreat activities are not occurring, the facilities will be available for community uses such as classes, workshops, seminars, etc. The subject parcel is +/- 30 acres in size. Water and sewage disposal services will occur on-site.
