Document Description
The City will analyze two project options in the EIR. One is the same project as analyzed in the previous DEIR and FEIR. This option includes two 300-foot towers over a shared parking podium. A 300-unit condominium tower would be located on the corner of 8th and K streets, and an approximately 300,000 sf office tower would be located at the corner of 8th and L streets. Both towers would rise from a shared 80 foot, approximately 722 space parking podium with approximately 17,730 sf of ground floor retail facing K Street Mall, 8th Street, and L Street. The second option also proposes two towers. One tower would be approximately 27-stories, 300' tall, with approximately 409 hotel rooms and areas for a restaurant, meeting rooms, and ballroom. The second tower would be approximately 6 stories, with 372 public parking spaces and approximately 3,000 sf of ground floor retail. The approximate total square footages of the hotel tower would be approximately 363,126 sf and 144,000 for the second tower. To accommodate the proposed project, the entire site would be cleared. The portions of the underground sidewalk would be shored and protected. Although the existing buildings are constructed below street grade, some additional excavation would be required for the proposed project. The project would require piles.
