1. A Use Permit to reduce the minimum 70-foot setback from the American River Bluff to ~35 feet for two new single-family homes.
2. A Development Plan Review for two new single-family residences proposed within the American River Parkway Combining (PC) Zone.
3. A Tentative Parcel Map to divide a 0.869-acre lot into two lots.
4. An Exception to allow the two proposed lots to be served by an existing private street system.
