Document Description
Site Development Permit (SDP), Planned Development Permit (PDP) and Vesting Tentative Map (VTM) to create nine lots, including one recreational lot, and eight single-family residential lots for two-story homes ranging in size from 2,131 to 2,381 sq ft, with a total building area of 17,555 sq ft. A Planned Development Permit (PDP) would be required for deviations from Southeastern San Diego Planned District Ordinance for street frontage requirements on Lots 2-5 and 7 and for lot depth on Lot 1. A total of four on-site parking spaces for each residential lot would be provided where two are required. The property is located at the southwest corner of Winnett Street and Federal Boulevard. The project area includes seven parcels along the 6100 block of Federal Boulevard and the 2100 block of Winnett Street (APN 534-034-1300, and 6400-6900, portions of Lots 186-192 of the Empire Addition to Encanto Heights Map No. 1254), in the City and County of San Diego. The site is in the SF-5000 Zone of Southeastern San Diego Planned District within the Encanto Neighborhoods Community Plan. This site is within Council District 4 and is currently designated as residential and zoned family residential (SF 5000).
