The project site lies south of Glendale Avenue, west of Highway 99, northwest of Dry Creek, and east of the Creekside II development. Surrounding land uses include residential to the north and west, State Highway 99 to the east, and a golf course to the south. The project site is currently vacant. The General Plan designation is Low Density Residential, and the existing zoning designation is Low Density Residential (R1A-PD) and Open Space (OS).
Document Description
The proposed project would consist of 130 single-family lots ranging from 6,500 square feet to 13,537 square feet. An 11.59-acre area that includes a neighborhood park with an oak tree preserve and a Class I bike trail that travels along Dry Creek (Lots "A" and "D"), and a 0.06-acre open area (Lot "C"), would be located within the Open Space zone of the project site. The proposed project would incorporate fully paved roads conforming to 50-feet and 60-feet right-of-way sections. A 0.24-acre Lot "B" would contain a water well. Prior to development of the proposed project, two discretionary actions would be required, including a Rezone from R1A-PD to R1C-PD, and approval of a Tentative Map to subdivide the site.
