Document Description
The proposed project consists of the following: 1. A Use Permit to allow construction of a 20-unit condominium project on 1.09 +/- acres in the RD-20 zone. 2. A Waiver from the Requirement for a Subdivision Map (tentative and final) for condominiums, as allowed by the County Land Development Ordinance Title 22, Section 22.20.076. Note: The Waiver is necessary to permit the sale of individual project units as condominiums. The proposed waiver or land division will not result in any new uses being permitted on the property that are not otherwise permitted in the RD-20 zone. 3. A Development Plan Review for a 20-unit condominium project, pursuant to Condition No. (b)(2) of the prior Zoning Agreement adopted by Resolution No. 91-1398. 4. An Affordable Housing Plan consisting of the payment of in-lieu and affordability fees.

The proposed Use Permit involves a minor change in land use limitations (to allow condominiums vs. apartments in an urbanized area) and is therefore exempt from the provisions of CEQA. The Waiver from the requirement for a Subdivision Map consists of the division of property in an urbanized area, zoned residential, when the division is in conformance with the General Plan and zoning, no variances or exceptions are required, and is therefore exempt from the provisions of CEQA.
