The project site is relatively level and is situated at an elevation of approximately 97 feet above mean sea level. The project site includes a main single-story light industrial building, a single-story metal storage building, a temporary office building, an asphalt batch plant, asphalt parking areas, an open field, and landscaping. The project site's permanent buildings total approximately 40,440 square feet (sf). The main building was built in 1962, is currently owned by Pacific Western Systems, and is occupied by various corporations. The current zoning designation of the property is Multiple-Family Residential (R3-2.2) which permits a number of residential uses, including apartments, townhouses, rowhouses, and condominiums. The current GP land use designation of the project site is Medium Density Residential, which permits residential units at a density of 13-25 units per acre.
Document Description
Shea Homes is proposing to develop the approximately 8.73-acre 505 East Evelyn Avenue site with 151 rowhouses. A Tentative Map is also proposed with the residential units being subdivided as air-space condominium units. Private common open space areas, new landscaping, and guest parking is also proposed as part of this project.
