This project is Unit III of a previously approved subdivision that, in total, created 36 parcels ranging in size from 8,000- 9,500 sf. All are zoned R-1. Ridgewood Elementary is located +/-1.5 mi to the south. GP: Residential Low Density (RL); Eureka Community Plan (ECP). Density 1- 6 units/ acre. Z: Residential Single Family - 8,000 sq ft. minimum (R-1-B-7).
Document Description
A major subdivision of an approximately 1.88 acre parcel into eight (8) parcels ranging in size from 8,000 square feet to 9,579 square feet (net). The property is currently undeveloped. No trees are proposed to be removed as part of the subdivision. An exception is requested to allow for a 30 foot road right of way serving the properties, as well as an exception to the required lot frontage to allow for a flag lot pursuant Appendix 7-2 of the Subdivision Ordinance. Water and sewer service will be provided by the Humboldt Community Services District. Specific traffic mitigation measures are included in the MND which satisfy both the City of Eureka and the County's Public Works Department. This project was previously approved as Phase 3 of FMS-15-92, but expired before recordation of the map. NOTE: This project includes reimbursement for traffic mitigation measures at the intersection of Hemlock and Walnut.
