Document Description
The Minor Subdivision of an approximately 0.85 acre parcel into two (2) parcels of +- 23,112 sf and +- 14,080 sf. Each parcel is already developed with a residence and individual leachfield. As the parcel is within the Humboldt CSD service area, the residences will be required to demo the leachlines through the appropriate Environmental Health channels and hook up to community sewer services. The majority of the parcel has slopes of <10%. Subdivision requires an exception to the access road width per 325-9 of the Subdivision Regulations. A Secondary Dwelling Unit (SDU) will be developed on proposed Parcel 2. This project includes traffic mitigation for the Walnut Drive/Hemlock Street intersection.
