2.18 acre residential parcel with an existing residence. Residential One Family Zone - 6,000 square foot minimum parcel size with Greenway/Open Space combining zone (R-1/GO). Residential Low Density (RL)
A parcel map subdivision to create two parcels and a remainder from one legal parcel. Parcel One and Parcel Two will be 7,166 and 7,177 square feet each respectively and the remainder will be approximately 1.4 acres. Because of the historic access to the site and existing development located on proposed Parcel 1, the applicant has requested an exception to the subdivision regulations to allow the parcels to be accessed via a private easement as well as Sesame Lane, a County Road. The parcel is currently 2.18 acres in size and is developed with one single family residence and accessory structures. The existing development is, and new development will be, served by community water and sewer. Specific traffic mitigation measures are included in the MND which satisfy both the City of Eureka and the County's Public Works Department. NOTE: This project includes reimbursement for traffic mitigation measures at the intersection at Hemlock and Walnut.
