Document Description
The Minor Subdivision of an ~ 1/2-acre parcel into three parcels of 7,693-10,053 sf (net) each. Proposed Parcel 3 is currently developed with a church that will be converted to residential use in the future. The parcel is almost entirely paved as most of it was used as parking for the church. Future development will remove the pavement in order to develop houses and appurtenant residential uses. The parcel is relatively flat with mild natural drainage occurring in the northwesterly direction. The area is served with community water and sewer. The parcel's southwesterly corner is located in the Alquist-Priolo Special Studies Zone; a Fault Evaluation Report has been prepared by a qualified engineering geologist and reviewed by the County's contracted geologist to ensure compliance with the State's Alquist-Priolo regulations.
