Document Description
The project is the construction of approximately 470,000 square feet of regional retail uses, representing a variety of retail sales and services. The applicant proposes to divide the property into 18 saleable commercial lots (on 46.42 acres) and a remainder area of 6.22 acres to be dedicated as right-of-way for planned interchange improvement. A total of 19 buildings are proposed of various sizes. The primary user will be a Wal-Mart Supercenter totaling approximately 221,700 square feet, plus a garden center of approximately 9,978 square feet. The store will operate 24 hours per day, seven days per week. The remaining buildings will range in size from 43,000 square feet to 3,100 square feet, of which 10,200 will be occupied by three proposed fast food franchises with drive-through service, 17,000 will be occupied by three proposed sit-down restaurants, and the remaining 211,100 square feet building space to be occupied by a variety of commercial sales and service uses which may include pharmacy, financial services/bank, and professional/business services. A total of approximately 1,044 employees are anticipated to result from this project.
