Document Description
The proposed project is a request for a Tentative Parcle Map to subdivide one parcel (10.42 acres) into three lots (5.32 ac, 2.53 ac, and 2.57 ac). The project site presently has a single family residence with an attached garage that will remain on proposed parcel lot 1. Each parcel will be accessed via individual private driveways fronting Leona Avenue. The project site is located on Leona Avenue, approximately 1 mile east of the Angeles National Forest and approximately 0.25 of a mile south of Elizabeth Lake Road, and approximately 2 mile north of the Bouquet Canyon Road within the unincorporated Los Angeles County community of Leona Valley. Surrounding land uses within a 500 ft. radius consist of single-family dwelling units and church. There is a second detached garage structure that will be removed on site. There are no oak trees on site.
