Document Description
The proposed project would be a gated community of 247 single-family detached homes on a 190-acre property. The proposed gated community is known as "Woodview Terrace" and will be developed as a planned development community. The proposed project would develop 242 new homes on the northern side and 5 homes on the southeast side of the project site. Access to the northern lots would be provided from Woodview Road that is proposed north of the project site. The five lots on the southeast side would be accessed from Soquel Canyon Parkway. The homes on the north side would be separated from Old Woodview Road by a tubular steel fence that would be maintained by the homeowners. The proposed project would also include a realignment of the existing of the existing Woodview Road to meet the City's road standards, a proposed fire station site, a neighborhood park, a nature park, an overlook park, multi-purpose trails, a first flush and detention basins. Hiking trails, as required in the City's General Plan's Parks, Recreation and Open Space Element would also be incorporated on the ridgeline and around the proposed project. A portion of the east side of the project site is located outside of the proposed Planned Development (PD) and would be rezoned to institutional as part of the to accommodate detention basins and a fire station.
