APN 511-081-65 is currently developed with one +/- 1,375 sf single-family residence with an attached garage. According to Assessor records, the residence was built prior to 1961. It was built on the road right-of-way line, thus not meeting current setback requirements and, therefore, nonconforming. Should this house be demolished, a new residence would be required to meet current development standards. The area is served by community water and sewer. The neighborhood is urban. This parcel is +/- 1/2 mile south of the southern end of Runway 32 at the Arcata-Eureka Airport and is subject to specific residential densities per the Humboldt County Airport Land Use Compatibility matrix. The project just squeaks in under the allowed density; the Land Use Division of the P/W Dept. has approved the density. The neighborhood is almost completely single family in nature, other than the airport and a golf course, both within 1/2 mile. GP: Residential Low Density (RL) McKinleyville Community Plan (MCCP). Density: 1-7 dwelling units per acre. Z: Residential Single-Family with a combining zone for Manufactured Homes (R-1-T).
Document Description
A Parcel Map Subdivision to divide a 0.7 acre parcel into three parcels ranging in size from 7,009-7,256 sf and a 7,028 sf remainder. The proposed remainder is developed with a single-family residence. The parcels will be served by community water and sewer and access will be provided by Underwood Road, a paved public non-County maintained road. Underwood Road will be improved and connected to the western portion of Underwood Road which connects to Little Pond Road to the west. The existing gate will be moved +/- 200' to the east to prohibit any further vehicular use of the Underwood / Airport / Central Avenue intersection.
