Document Description
This project proposes the development of 454 acres with approximately 286 acres of residential land use allowing between 1,800 to 3,200 dwelling units, 14 acres of neighborhood-serving commercial, 6 acres of general commercial, 67 acres of regional-serving commercial, 2 acres of professional office space, a 14-acre elementary school site, 30 acres of parks and open space, 4 acres public facility, and 31 acres of interior collector roadways. This application includes the following: adoption of the Tivoli Specific Plan, adoption of a General Plan Amendment, prezone to Specific Plan, annexation to the City of Modesto, a Facilities Master Plan and an Infrastructure Finance Plan, a Community Facilities District, a Development Agreement, and subsequent entitlements.
