Document Description
1. A General Plan Amendment to change the land use designation of 22.0 +/- gross acres from intensive industrial to Low Density Residential.
2. A Community Plan Amendment and corresponding Rezone to change 22.0 +/- gross acres from M-1 (Light Industrial) to RD-10 (Residential, ten units/acre).
3. A Tentative Subdivision Map to divide 22.0 +/- gross acres into 215 single family lots, one cell tower lot, one park site lot, one drainage lot, and 4 paseo/landscape corridor lots.
4. A Special Development Permit to deviate from the following standards:
a) Reduce the minimum lot area.
b) Reduce the minimum lot width and public street frontage.
c) Reduce the minimum front yard setback from 20 feet to 12.5 feet for
the habitable portion of the dwelling and to 18 +/- feet for garage.
d) Reduce the minimum side yard setback from 5 feet to 0 feet.
e) Reduce the minimum rear yard setback from 15 to 10 +/- feet.
5. An Exception from Title 22.110.070(d) of the Land Development Ordinance to allow the lots to have a lot depth of less than 95 feet.
6. An Abandonment of 20-foot ingress/egress easements, along the north and east property lines.
7. A Release from prior Zoning Agreement, adopted by Resolution No. 87-1240.
8. An Affordable Housing Plan consisting of the payment of in-lieu and affordability.
