Document Description
1. Tentative Parcel Map 03T-64 to divide a 6.5 +/- acre parcel as follows: Lots 1-7: 2,916 +/- square foot townhouse units Lot 8: 0.6 +/- acre Lot 9: 1.4 +/- acre common area Remainder: 4.2 +/- acre The project site is zoned M-1 (Light Industrial) under Title 17 of the Ordinance Code. 2. Site Development Permit 03SDP-08 to construct a building on each of lots 1-7 with a footprint of 2,916 +/- square feet. Each of the buildings will include 4,000 +/- square feet of gross floor area, for a total of 28,000 +/- square feet. The buildings will be two stories with the 2,916 +/- square foot bottom floor for light industrial use and a 1,000 +/- square foot dwelling unit on the second floor. Lot 9 provides common parking and access areas to serve the townhouses. In addition to the new buildings and common area, an existing fenced storage area in proposed Lot 8, at approximately 0.6 +/- of an acre, is located immediately south of proposed lots 1-7 and 9. This area will be used for the outdoor storage of recreational vehicles and boats and has the capacity to store approximately 70 recreational vehicles or boats at one time.
