The land uses surrounding the project site are single-family homes to the north, SR-65 and the Union Pacific Railroad to the east, Bear River Levee to the south, and Heritage Oaks West proposed residential to the west. The following is the existing project site zoning: Residential Single Family (R-1), Residential Two Family (R-2), Residential Multi-Family (R-3), Public Recreation (PR), Neighborhood Commercial (C-1), and Floodway (FW). The following are the existing General Plan designations: Low Density Residential (LDR), Medium Density Residential (MDR), High Density Reservation (HDR), Commercial (C), Park (PR), Public Facilities (PF), and Open Space/Conservation (OS/C).
Document Description
The proposed project requires approval of the following entitlements: adoption of an Initial Study/Negative Declaration; approval of a Large Lot Tentative Subdivision Map to subdivide the site into 9 large lots; approval of a Small Lot Tentative Subdivision Map to subdivide the site into 496 single-family lots, one lot for multiple-family development (108 units), a 14.01 gross acre lot for a regional shopping center; 5.11 gross acre lot for a self-storage complex, and several lots for park and open space totaling 23.07 gross acres; and the adoption of the Development Agreement.
