Document Description
The project proposes a minor subdivision of 24.19 acres into three parcels. Parcel 1 will measure approximately 9 acres net, Parcel 2 will measure approximately 4.06 acres net, and Parcel 3 will measure approximately 8.05 acres net. The project proposes grading consisting of a balance cut/fill operation of 7,800 cubic yards for three future single-family residences. The project site is located east of I-8 off of Chocolate Summit Dive in the Alpine Community Planning Group, and unincorporated area in the County of San Diego. The project is located in the Multiple Species Conservation Program (MSCP) and in the Pre-Approved Mitigation Area (PAMA). The project is subject to the Regional Land Use Element 1.3 Estate Development Area (EDA). The regional designation is (17) Estate Residential. The current zone for the property is A 70, which is Limited Agricultural. Per Section 2702(a) of the Zoning Ordinance, A 70 allows residential uses. All three proposed parcels will be serviced by the Padre Dam Municipal Water District.
