The vacant site is the location of the former Bohemia Lumber Company. A small portion was formerly owned by PG&E. Evidence of the prior use have been removed, except for concrete slab foundations, paved and gravel surfaces and two bridges across the Wise and Fiddler Green canals. Z and GP: The majority of the project site is designated by the Placer County General Plan as Commercial, which allows for attached residential units and is zoned CPD-DC-AO, Commercial Planned Development, with Design Corridor, and with Aircraft Overflight. The former PG&E property is designated as Industrial and INP-DC-AO, Industrial Park with Design Corridor, and with Aircraft Overflight. The Auburn-Bowman Community Plan provides additional planning goal and policies. The proposed development is not consistent with permitted uses under these designations. Thus, a Zoning Code Amendment is necessary to allow medium density residential units to be detached in the CPD zone.
Document Description
The Bohemia Project proposes the redevelopment of the former Bohemia Lumber Company site into a residential community consisting of 116 residential parcels containing detached single-family homes. The application includes requests for General Plan amendment, amendment to the Auburn-Bowman Community Plan, and change in zoning in order to permit the development as proposed.
