Document Description
Applicant proposes to change the General Plan Land Use/Transportation Diagram designations from Combined Industrial/Commercial on approximately 24.4 acres to Transit Corridor Residential (20+ du/ac) with a Flexible Land Use Boundary; increase building height from 120 ft. to 150 ft. on the portion of the site south of Berryessa Road; and add a Major Collector roadway through the project site between Mabury and Berryessa Roads. The Medium Density Residential (8-16 du/ac) on 8 acres and the Public Park/Open Space on 22.8 acres will remain unchanged. The project also proposes to rezone the site from A(PD) Planned Development Zoning District, IP Industrial Park Zoning District and A Agriculture Zoning District to A(PD) Planned Development Zoning District to allow the development of up to 2,818 residential units and up to 215,622 sq. ft. of combined/industrial uses on the north side of Berryessa Road and up to 152,700 sq. ft. of retail uses on the south side of Berryessa Road.
