Document Description
Minor Subdivision of a 2.10-acre parcel into two parcels of 1 +/- acre each. Parcel 1 has an existing residence with accessory improvements including on-site sewage, water, and driveway for access. Parcel 2 also has an existing structure. The existing structure on parcel 2 is proposed to be removed due to its condition and its location under power lines. The relocation of a new structure on parcel 2 is limited in location due to physical constraints. A Biological and Riparian Habitat assessment was prepared by Galea Wildlife Consulting for the project site. The area is located partially within the 100-year base flood elevation of the Smith River as estimated by a Registered Civil Engineer. The surrounding land use consists of residentially designated land with similar zoning. The area is a river terrace with a slightly sloping area adjacent to the river with a sharp elevation change near the easterly portion of the property. No disturbance is proposed in areas of riparian habitat, nor below the top-of-bank.
