- The proposed project site consists of one parcel totaling 3.015 acres. The site is bounded by Hagar Lane to the west, and West Cypress Place to the southeast. The site is currently zoned A-2 with a minimum lot size of 5 acres. The General Plan land use designation is Single Family Very Low Density (SV), which allows 1.0 units per gross acre. As part of this project the applicant is requesting to rezone the property to R-40 for Single Family Residential Development (R-40), and subdivide the property into 3 separate lots. Approval of the proposed subdivision would result in the creation of 2-net new single-family lots. The development of the lots will be required to meet the standards set forth in the Zoning Ordinance which establishes minimum lot sizes and dimensions, minimum setbacks, height requirements, accessory structures requirements and parking requirements as developed as part of the R-40 Zone District. The project includes a variance request to allow lot C to have a width of 120 feet where the R-40 district requires a minimum lot depth of 140 feet.
