Document Description
Major Subdivision of a remainder 6.83-acre parcel into four parcels approximately 1.5 acres, 1.6 acres, 1.7 acres and 2.0 acres each in size. The remainder parcel was created as part of a previously recorded division that created four other parcels which are located south of the subject parcel. The General Plan Land Use designation for the parcel is RR (1/1) (Rural Residential - one dwelling unit per acre) and the zone designation is RRA-1-C(A)(H) (Rural Residential - one acre minimum lot size with Coastal access and bluff hazard conditions). The parcel is developed with one single-family residence and an accessory building. The undeveloped proposed parcels will utilize separate on-site sewage disposal systems and will be connected to a public water system. Due to the proximity of the parcel to the ocean, a bluff setback for building will be placed on the project approval. Access to all parcels is from Elias Way, an existing paved road, off of U.S. Highway 101.
