One of the parcels involved in the LLA is currently developed with 2 residences. The second parcel is vacant. The second parcel is proposed to be subdivided into two parcels, both of which will be developed with residential uses in the future. The area is made up of parcels ranging in size from 2.5-10 acres. There is some small scale ag use; mostly in the form of hobby farms with horses. The historic neighborhood of Wrangletown and Garfield School are located very nearby. The entire area is encumbered by Freshwater Creek which flows to the west and is prone to flooding. There are substantial industrial timberlands < 2 miles to the east. GP: Agriculture Rural (AR); Freshwater Community Plan (FWCP). Density: 5-20 acres/unit. Z: Ag General - 5 acre minimum (AG-B-5(5)).
Document Description
A lot line adjustment between two parcels from a previous parcel map and then a minor subdivision of one of the resulting parcels into two parcels. The parcels have, or will be developed with, public water and on-site sewage disposal systems. A Special Permit is required for a modification to the minimum lot size per §314-99, HCC. Another exception to the road width standard is requested. The project will result in three parcels ranging in size from 3.08-6.61 acres. The smaller parcel is developed with two residences and a shed.
