Document Description
The applicant proposes to develop a residential subdivision to be called Monterey Park on a 152 acres site within the southwest portion of the City of Imperial. The applicant proposes to subdivide the site into lots for 598 units. The density is expected to be approximately 3.94 dwelling units per acre. The developer proposes to include a clubhouse, pocket park, walking trails, bicycle routes, and a 20 acre open space area along the southern area of the site to be used for recreation and as a stormwater retention basin. It will also act as a buffer between the development and the east-west runway of the Imperial County Airport which is directly south of the site. The recreation to be provided by this open space area includes tennis courts, baseball diamonds, jogging trails, and basketball courts.
