- A specific plan for an area of approximately 148 acres the physical aspects of the specific plan will retain a small area of neighborhood commercial at the southwest corner of East Olive Avenue and Tozer Street consisting of about 5 acres. The existing R-2, residential along East Olive Avenue will be reduced in area to approximately 9 acres and revised to PD 3000, planned development zone. Approximately 44 acres of R01, residential zoning will be retained in the northern part of the planning area.
