Present Land Use
Present Land Use: APN 517-231-31 is currently vacant. It sits in front of/below the adjacent parcel on which the applicant has built one residence. The work on the subject parcel was done as landscaping/view enhancement for the benefit of the upper developed parcel (517-231-65). The Seawood Estates subdivision is mostly built-out with upper-end single-family residences on +/- 1-acre lots. The subdivision is served by a private community water service and on-site sewage disposal systems (SDS). Slope: Moderate Instability. General Plan Designation: Residential Exurban (RX) Trinidad Area Plan (TAP). Density: No. Further Subdivision. Zoning: Rural Residential Agriculture with combining zones for No Further Subdivision Allowed and Design Review (RA-X-D).
Document Description
An after-the-fact Coastal Development Permit for Major Vegetation Removal per Section 313-64.1, HCC, which included the removal of roughly 12,000 square feet canopy of conifers. The tree removal occurred outside the SMA of a small intermittent drainage on the property, but <50 cubic yards of grading and fill did occur within the 50' SMA setback. The work within the SMA requires a Special Permit. A Biological Report has been prepared and submitted with recommended mitigation measures. The 1.42-acre parcel is currently vacant. The work that occurred in the late '90s without the benefit of local agency review was intended to clear the area adjacent to the owner's residence for views and landscaping purposes.
