NOTE:Final The proposed Skyline Ranch project site occupies ~2,173 acres. The project is a request to develop on ~622 acres of the site, which includes 1,313 lots consisting of 1,260 residential lots, an ~11 acre elementary school site, 10 lots for park areas, 13 debris basin lots, 4 water tank/booster pump station lots and 25 open space lots. Nearly 3 quarters of the site (northern 1,551 acres) is proposed to remain undeveloped, with ~1,355 acres dedicated or designated as a Non-Development/Continuing Use Area. Also within the northern portion of the site ~22 acres would be preserved as a Mitigation Exchange Area for 22 acres of preserve area within adjacent recorded Tract 46018. The project includes a Conditional Use Permit application due to Density-Controlled Development and Hillside Management Areas; and an Oak Tree Permit for the removal of one oak tree.
