Document Description
The Proposed Project includes development of the Gossamer Grove Elementary School, which would be approximately 70,000 square feet on a 14-acre site (approximately 604,837 square feet). The Proposed Project would accommodate 850 students for Transitional Kindergarten (TK) through 6th grade. The Proposed Project would be fenced off with designated drop off zones via Cobble Creek Drive and Cotton Creek drive. The Proposed Project would consist of classrooms, administration offices, food service, library and multi-purpose facilities. Parking for the Proposed Project would include 70 parking spaces accessible via Cotton Creek drive and an additional 55 parking spaces would be accessible via Cobble Creek Drive. Parking would include shared access to parking with the adjacent 7.8-acre park. A pedestrian crosswalk would connect the Project Site and the adjacent park. The Project Site would include ornamental landscaping, turf play areas and hard-court play areas. The Proposed Project would also include new utility hook-ups to existing off-site infrastructure. Construction of the Proposed Project would begin in the summer of 2025 for a duration of 18 months. Grading would be balanced onsite. The Approved Project included development of an elementary school on a 16.9-acre lot that would accommodate 900 students. Therefore, the lot size, use, student capacity and location of the Proposed Project has been previously analyzed under the Approved Project and subsequent Addenda

The Project Site is 14 acres ( 604,837 square feet) with corresponding Assessor Parcel Number (APN) 482-320-02. The Project Site is located in the northwestern quadrant of the Specific Plan. Primary access to the Project Site is via Cobble Creek Drive and Cotton Creek Drive.
