The project consists of Site Plan and Architectural Review ("SPAR") for the development, SPAR for the project's master sign program and a Conditional Use Permit ("CUP")) to allow reduction of approximately 10% and up to 25% from standard parking requirements. The project consists of approximately 345,000 square feet of commercial land uses consisting of 255,000 square feet of retail, 44,450 square feet of fitness, and 17,500 square foot of services (bank and office uses); 1,069 vehicle parking spaces; 150 bicycled parking spaces; 150 bicycle parking spaces, and on-site bicycle and pedestrian circulation amenities. The proposed project will set aside approximately 5.44-acres for the future Rainer Avenue interchange and approximately 2.66 acres for the Deer Creek swale enhancement area.
