Document Description
A Conditional Use Permit for the creation of a materials storage and handling yard within an existing industrial complex. In addition to the existing contractor's yard, the applicant proposes a materials stockpiling facility, a small mobile concrete batch plant and a mobile rock crusher (to operate up to 30 days/year). The applicant seeks to store up to 75,000 cy of rock aggregate, organic materials, and recycle asphalt and concrete from construction projects. Hours of operation will be weekdays only; no holidays. Project includes existing caretaker's unit. Heavy truck traffic will increase in volume over what currently exists by up to 20 trucks per day during high processing times. The 40-acre parcel is served by community water and on-site sewage disposal and sits on a plateau approximately 60' above the Trinity River.
