EG-04-585 Laguna Pointe Rezoning

The proposed project is a rezone of portions of four parcels totaling 20.7 +/- from Transit Commercial (TC) and Industrial Office Park (MP) to Shopping Center (SC) and Business Professional (BP). The site currently has a mixed zoning designation with 13.4 acres of TC zoning and 6.7 acres of MP zoning. The site is located at the southwest corner of the intersection of State Route 99 (SR 99) and Laguna Boulevard. SR 99 borders the site on the east and Laguna Boulevard borders the project site on the north. Laguna Spring Drive is adjacent to the site's western boundary and West Stockton Boulevard is to the south of the project site. The project also proposes a parcel map to create nine commercial parcels and a design review. The design review would cover the construction of 7 buildings including 2 three-story office buildings, 1 two-story office building, 3 retail pad buildings, one restaurant pad building and a four-story hotel containing 115 rooms. The preliminary program for the project includes 200,000 sf of office, a 115 room hotel, and 36,000 sf of restaurant/retail.
