Document Description
The proposed project is a request for a Conditional Use Permit and Zone Change for R-1, 7,500 to C-2 DP to allow for the construction, operation, and maintenance of a one-story, 3,054 sf market and gasoline pumping station and for the sale of alcoholic beverages for off-site consumption. Two of the three properties which comprise the project site are zoned R-1, 7,500 and total 9,000 sf. The third lot is zoned C-2 and totals 6,000 sf. A total of four gasoline pumps will be configured in an "island" style with a permanent 21' shelter constructed with building materials to match the mini-market building. 8,000 sf of the lot will be covered by structures and asphalt. Concrete sidewalks will line the north and east property lines. A children's play area and picnic benches will be added immediately adjacent to the east side of the market building. Landscaped cement walls will be constructed along the west and south property lines to provide privacy to the neighboring property owners. Three landscaped areas will be located along the eastern property line along Spunky Canyon Road. A new water well and septic system will be required to serve the proposed project as indicated on the site plan. Twelve parking spaces will be provided on site; 1,500 sf of the lot will be landscaped. The proposed facility will operate 5:00 am to 12:00 midnight, 7 days a week. There will be a maximum of two employees working during each of the three daily shifts.
