1. A Time Extension for a Tentative Subdivision Map to divide 9.63+/- gross (9.35+/- net) acres into 67 lots [66 single family and 1 preservation lot (Lot "D")] on property zoned RD-10.
2. A Special Development Permit to deviate from the following:
a. The required 4,000 sf of area for interior lots in the RD-10 zone to a minimum of 2,750 sf;
b. The required 5,200 sf of area for corner lots in the RD-10 zone to a minimum of 2,750 sf;
c. The development standards for single family lots by reducing the required setbacks;
i. The front yard setback from 20 to 10' for habitable area, from 20 to 8' for porch area and from 20 to 5' for garages;
ii. Side street yard setback from 12 1/2' to 5'; and
iii. Rear yard setback for 2-story structures from 15' to 10'.
d. To allow the proposed lots to be served by private streets.
3. An Exception from Title 22.110.070(d) to allow all the proposed lots to have a lot depth less than the required 95'.
