- The proposed project would ultimately subdivide approximately 89.27 acres into 164 parcels. This phase (Phase IV) proposes the creation of 15 lots ranging in size from 8,157 sf to 14,944 sf on a portion of Assessor's Parcel Number 075-150-053. The current zoning of the property is Single-Family Residential with a Building Site Minimum of 12,000 sf. The project request includes a rezone to R-1-BSM pursuant to Shasta Lake Zoning Code Section 1768.030(A)3 which explains that the BSM combining district is the minimum building site of the individual lot, as shown on a recorded parcel or final map, and is intended to be applied only where no further land divisions are expected.
