This phase (Phase IV) proposes the creation of 15 lots ranging in size from 8,157 sf to 14,944 sf on a portion of Assessor's Parcel Number 075-150-053. The current zoning of the property is Single-Family Residential with a Building Site Minimum of 12,000 sf. The project request includes a rezone to R-1-BSM pursuant to Shasta Lake Zoning Code Section 1768.030(A)3 which explains that the BSM combining district is the minimum building site of the individual lot, as shown on a recorded parcel or final map, and is intended to be applied only where no further land divisions are expected.
